Zibilich Historic Home Renovation in Inman Park
Located in the heart of historic Inman Park, the Zibilich residence at 866 Euclid Ave is a true gem from the late 1800s. Originally built in 1890 and spanning approximately 4,300 square feet, this home is now undergoing a meticulous historical renovation led by the DB Atlanta team.
We're honored to be part of breathing new life into such a storied property while maintaining the charm that’s defined it for over a century.
Restoring Structural Integrity with Modern Reinforcement
This extensive restoration has required a thoughtful balance between honoring original details and ensuring structural integrity. We began by demoing damaged wood and reinforcing key areas with LVLs (laminated veneer lumber) per our structural engineer’s guidance. These updates are essential for passing inspections and supporting new framing for a modernized family room and sunroom addition.
New footings have been poured at the rear of the home to ensure a strong foundation, and we replaced the existing sunroom roof—previously rotted and leaking—with a new, durable metal roof. Radius glass windows were installed in both the sunroom and family room, along with supportive new brick columns, blending structural need with elegant design.
Energy Efficiency for a 19th Century Classic
Given the age of the home, improving insulation was a high priority. We recommended and installed insulation in the basement, crawlspace, attic, vaulted ceilings, and numerous interior areas like closets, the laundry room, bedrooms, kitchen, and even beneath the front porch—ensuring year-round comfort in every corner.
Custom Touches Throughout the Kitchen & Baths
The kitchen is getting a full refresh with custom cabinetry, new countertops, an intricate backsplash, and a gas line for a dual fuel range. The result? A space that fuses old-world charm with modern functionality.
We’re also renovating three bathrooms. Two preserved iron tubs and an original double sink vanity will be restored and featured alongside custom countertops and tile, bringing a curated feel to these historic spaces.
A Nod to the Past, With Today’s Comforts
Custom closets are being added in several rooms—including the master suite and library—along with a new custom pantry, bar, and Butler’s pantry to elevate everyday living.
For flooring, red oak hardwood is being installed throughout the sunroom, family room, kitchen, and pantry areas. Upstairs, we’re using modern heart pine to match the historical aesthetic, carefully refinishing original floors wherever possible.
Exterior Enhancements & Landscape Revival
The home’s back exterior is undergoing a complete restoration with a new sloping metal roof and detailed masonry repair work. In the front, we’re revitalizing the curb appeal with a redesigned driveway, retaining walls, a new gate and railings, and fresh sod that complements the home’s historic character.
