O'Brien - Historical Renovation Projects Phase 1 and Phase 2

The O’Brien house was built in 1908 and is approximately 4,900 square feet.

DB Atlanta was commissioned to do the historical renovations of Phase One and Phase Two of this beautiful home.

Phase One was redoing the 3 fireplaces that needed to be inspected, and gas lines added to install Vented "Burnt Rustic Oak" 16” Gas Logs for each fireplace. Each fireplace had installation and restoration with red oak trim molding and added stone slabs to intertwine with the existing legs and mantel millwork with dedicated craftsmanship.  Each fireplace was given a new custom marble mantel with Eased Edge for fireplace surround and hearth.  New wood flooring of red oak was installed in the Family room and the approximately 5,500 square feet of existing hardwood floors were sanded, repaired and added custom flax stain and PoloPlaz semi-gloss modified polyurethane finish to protect the floors. We renovated the Powder bathroom with a modified furniture vanity and installed a new countertop including Ogee Edge and backsplash with new sink, fixtures, mirror and bath accessories and new lighting.

Repaired and installed new wood trim for old doors, windows and side lights in different areas of the home. Added new wiring for new lighting fixtures and then had to do plaster repair of ceilings, walls and just about every part of the 2nd floor. We primed and painted the plaster surface for a fresh new look.

We added a new Basement Wine Cellar Room with wine racks and a Whisperkool Self Contained Extreme 5000tiR cooling System with Remote control outside the wine cellar to monitor the cellar temperature.  

For the attic space area we installed a 210,00-24,000 BTU Mini Split to help with the cooling of the 2nd floor and attic space, we added insulation and added new lighting.

We removed the old roof deck off the 2nd floor and added a new roof deck with new wood, cladding, and installed DuraDeck Ultra Legacy Barnwood vinyl roof decking system, added railing, pickets and bottom rail for an entertaining outdoor space.  We replaced rotten posts on front porch and rotten wood on the front porch, stained and painted for a fresh clean look.

Phase Two for this home was various miscellaneous renovations from extensive wiring, adding lighting fixtures and replacing rotary switches to match the old style of the home. Replaced and repaired old doors and changed out hardware on multiple doors and added attic eve doors. Updated hardware on doors and some windows. We painted walls upstairs and in the upstairs library wood bookshelves had to be repaired, and custom stain was created to match existing color. Different rooms in the home were painted to freshen up the space with specialized paint colors to match the period of the home.
